These terms govern your use of Dolil OS and form an agreement between you and us. Please read them before opening an account or using the service. If the Bangla and English versions differ, the Bangla version prevails.
Dolil OS is an online software service operated by Messrs Mollahs IT (proprietor: Md. Yasin Molla), Ghop Nawapara Road, Sadar, Jashore, Bangladesh. It helps deed writers, lawyers and real estate firms prepare drafts of deeds — Heba, Kobla and others — and produce print-ready PDF and editable DOCX files.
In these terms, “we” means the business named above; “you” means the account holder and the organisation on whose behalf they use the service.
Every document produced on the platform is a draft. Checking the accuracy of its content, its legal validity, applicable fees and taxes, title verification and fitness for registration is entirely the responsibility of the deed writer or user. Re-read and reconcile every deed yourself before registration.
Dolil OS does not give legal advice, is not a substitute for a lawyer, and accepts no legal liability for errors in a final registered deed. Templates, wording and automatic calculations (such as amounts in words or plot-area totals) are aids only.
You own the deeds your organisation writes and the information it saves. You give us a limited permission to process that data only to provide the service, protect its security and meet legal obligations.
Deeds normally contain personal data of sellers, buyers, witnesses and other people — names, addresses, National ID (NID) numbers and more. Those people have no agreement with us. You therefore confirm that:
Parts of the service are used in exchange for credits (for example, a set fee per download). Buying credits, refundability, expiry and the failed-export rule are set out in the Credits & Refunds Policy, which is part of these terms.
Prices and fees may change. We will announce a change in the app or on this website beforehand; the taka value of credits you have already bought does not change.
Use the service only for lawful purposes. The following are prohibited:
We may suspend or terminate an account without prior notice for a breach, and in cases of fraud we may take legal action or inform the authorities.
Authorised Dolil OS staff may view your organisation’s data in a limited way where needed to give support, fix errors, verify payments, investigate security issues or meet a legal obligation. We do not browse your deeds otherwise. Details are in the Privacy Policy.
We try to keep the service running but do not guarantee it will be uninterrupted or error-free. It may be unavailable for maintenance, third-party faults or internet disruption. We may change or discontinue features, templates or formats.
Export important deeds regularly and keep your own copies.
The Dolil OS software, engine, templates, language structure, design and brand belong to Messrs Mollahs IT. You receive a limited, non-transferable, non-exclusive permission to use the service in your professional work. The output files you generate for your deeds are free for you to use.
You may ask at any time for your account and data to be deleted (see the Data Retention Policy). We may suspend or close an account for breach of these terms, fraud or a security risk. Unused credits are not refundable on closure (see the Credits & Refunds Policy).
The service is provided “as is” and “as available”. To the fullest extent permitted by law, we are not liable for any indirect, incidental or consequential loss (for example a deed being invalidated, delay in registration, business loss or lost profit) arising from using or being unable to use the service.
Where we are liable despite this, our total liability will not exceed the total value of credits you purchased in the 3 months before the claim. This clause does not apply to liability that cannot lawfully be excluded or limited, such as fraud or wilful wrongdoing.
If you breach these terms, or enter third-party data unlawfully or without authority, you agree to protect us against third-party claims and reasonable costs arising from that.
These terms may be updated from time to time; the new version will be published on this page and the “Last updated” date will change. We will give notice in the app before material changes and may ask you to accept again. Continuing to use the service after a change means you accept the new terms.
These terms are governed by the laws of Bangladesh. If a dispute arises, first contact us and try to resolve it by discussion within 30 days. Failing that, the competent courts at Jashore will have jurisdiction.
